Sailing in the Gulf Islands
Real estate investing is an interesting concept.

The idea of creating a passive income stream is a very worthy one. Always remembering the old adage, "you make your money when you buy", is an important first step.

No matter what kind of real estate trend is in play, whether a sellers or a buyers market, there is always opportunity...just not the same opportunity.

It's a long tail approach to creating and increasing one's net worth...a fix and flip is not as easy as it sounds, although we're always hearing about such lucky outcomes!

In a secondary home/discretionary and resort-based region, it's more important than ever to have that long view of appreciation.

All of the Gulf Islands are a part of the B.C. Provincial Government's Islands Trust. This body was created in 1974, with the mandate to "preserve and protect" the environmental beauties of the Gulf Islands for the benefit of all B.C. residents. Growth is controlled by severe zoning/bylaw restrictions. This could be seen as protected investment...as the Internet erased time & geography, and recognition of this beautiful part of the world took place, the Gulf Islands were "discovered", internationally. The preservation aspect to ownership is a value added item.

Great micro-climate, protected environment, ease of access to major centres and yet alluringly "apart", ability to be self-sufficient, an artists haven with all that this entails, intellectually and creatively, all amenities available and yet the "kinder, gentler" lifestyle...it's both a well-kept secret and a desired destination.

So, back to that investment component: with a control of growth coupled with an international desire to own a Gulf Island property, it translates into a great long term investment.

At the moment, with an aging population, which may be a reason for some properties to be on the market, and continuing historically low interest rates, and a searching for a safe haven, plus a worry about currency instability, and a recognition of Canada's relative stability...these items all conspire to bring into focus the option to choose a lifestyle that offers a retreat without isolation...and at a time when sellers are motivated to co-operate in "the deal".

More details about why it might now be the turn of the discretionary market to see "uptick", and for the first time in 3 years? And why it might be the beginning of the end for the buyers market scenario?
